RENT YOUR HOME
With the market changes that have occurred over the past couple of years, you may find yourself in the same situation as many others. You owe more on your house than you could sell it for. OR, you may simply want to hold on to your home for an investment property. OR, maybe you have to leave the area temporarily.
Whatever your situation, renting your home could be a great option.
GETTING YOUR HOME READY TO RENT
It is extremely important to have your home priced right and ready to rent. If your home is not priced right, it will not invite Renters to view it and your home will sit on the market. The longer it sits, the more it becomes a “what’s wrong with it” home and will deter even more potential Renters from looking. We will prepare a Market Analysis of your neighborhood which shows Active and Rented homes, which will help determine a fair rental price for your home.

TIPS TO HELP RENT YOUR HOME
Below are some general guidelines to help you rent your home. You may have to spend a little bit of money to get your home ready so you can rent it quickly and get the most money. Remember that the better condition your home is in, the more rent you can demand.
Here are some ideas to help get your home rented …...
(1) Walls should be painted in neutral colors. If you have any bold colors, repaint them to a more neutral color. If you have marks or scuffs on walls, touch them up. If a wall’s paint is worn or dirty, repaint it.
(2) Carpet/flooring. Replace any extremely worn/stained carpet or flooring or try to have it professionally cleaned.
(3) Fix anything major. Foundation cracks, water damage, roof leak, siding coming off, wood rot, are items you should repair or replace. Also address anything that may be a safety hazard like loose handrails, electrical problems, dryer vents, etc.
(4) Fix anything that is broken. Any leaky toilets, dripping faucets, burned out light bulbs, holes/noticeable cracks in walls, windows and doors that do not shut or open properly, appliances that do not work, etc.
(5) Curb appeal. The front door and foyer should be very welcoming. If needed, paint the front door including the trim around the door and any metal railings that show rust. Weather permitting, place a couple of flowers in pots on the porch.
