Below are some general guidelines to help you sell your home. It is hard for Buyers to overlook the cost and time to fix or update broken, worn or outdated items in your home. It is even harder for them to visualize living in your home if they can’t see the floor or see beyond your personal items or clutter. A little bit of money to get your home ready to sell will be worth it. The goal is to stage your home so it “wows” potential Buyers so you can sell it quickly and get the most money. Just think of your reaction when you walk into a model home. It "wows" you. Your potential buyer wants to feel the same. So ......... here are some ideas to help get your home sold ........
(2) Carpet/flooring. Replace any extremely worn/stained carpet or flooring or have it professionally cleaned. (3) Fix anything major. If there are any major issues, it is best to get them taken care of now. Home buyers may find them, home inspectors will find them. For example, siding coming off and window wood rot are items you should repair or replace. Also address anything that may be a safety hazard like loose handrails, electrical problems, clogged dryer vents, etc. (4) Fix anything that is broken. Any leaky toilets, dripping faucets, burned out light bulbs, holes/noticeable cracks in walls, windows and doors that do not shut or open properly, appliances that do not work, etc. (5) If it is outdated, you may want to consider replacing it. Updating old or builder's grade items such as dishwashers, stoves, refrigerators; bath and kitchen faucets; bathroom vanities, hall and foyer light fixtures, kitchen lights; foyer and hallway banisters, etc., will help with the resale of your home. (6) Curb appeal. The front door and foyer should be very welcoming. If needed, paint the front door including the trim around the door and any metal railings that show rust. Weather permitting, place a couple of flowers in pots on the porch. (7) Clean up the yard. Pull up any weeds. Clear out any “stuff” lying around the yard. Remove dead bushes and trees and replace them with small, inexpensive ones. Weather permitting, add some color with flowers. (8) Take out the clutter. We suggest renting a small storage locker and remove big pieces of furniture that may crowd a room. Remove piles of paper and extra stuff. Clutter free and tidy definitely helps with resale value. (9) Keep it clean. This is the hardest part, but crucial to help sell your home. Do not leave out dirty dishes, mail, paperwork, trash, and clothes. (10) Pack those pictures. Buyers may have a hard time picturing themselves in your home when they see pictures and photos of your family. (11) Remove or lock up any personal items such as files and paperwork (particularly those that contain confidential information), guns and other weaponry, and valuable, irreplaceable items (like the antique plate Grandma gave you that is sitting on top of the hutch in the hallway).
